When and how to start Google Ads

Google Advertising can be a great method depending on the market area you are in. We've found Google Ads to work in specific market areas while some we will not recommend Google Ads at all.

Typically, we find that Google Ads works great for Seller leads and Facebook Ads works best for buyer leads.

Facebook vs Google Ads

We are always investing large amounts of money into different advertising platforms each month with our various businesses in the residential real estate industry and have data to observe where your money is best spent.

We've found that to this day, Facebook ads is still the highest return on ad spend for residential realtors.

While optimizing your pixel, you will notice the lead quality to improve overtime as well as costs to continuously decrease overtime as well as you gather more data and positive feedback with our Qualifunnel system.

Google Ads for Buyer Leads

We do not recommend Google Ads for buyer leads in most markets. There have occasionally been moments throughout the year where we'll notice specific markets will undergo industry changes or larger market shifts that Google Ads might make sense.

Google Ads for Seller Leads

We do recommend Google Ads for seller leads in most markets. We've found this to be the most profitable strategy within ours and our clients residential businesses. We have two specific strategies that we run for Seller Leads

  1. Google PPC

  2. YouTube Ads

We've found Google PPC to be most successful for most agents while some markets will require some more advanced strategies with YouTube Ads.

How do you decide which keywords to use?

Google will always their say on which keywords they recommend based off their algorithms. We have an alternative strategy that focuses directly on common keywords found within our user's geographical market area.

This alternative strategy has served us as well as you can see from the image below, amongst our different market areas, we typically perform anywhere from 1.5 to as much as 10x better than the competition, according to our Google Analytics.

Why does my ad strength say Poor/Strong?

Google Ads considers ads strong based on how many of the fields/assets are being utilized for your specific ad. It also takes into factor unique headlines and descriptions in the auction.

We've found that being different doesn't always necessarily mean being better if bidding and conveying similar messages as the competition brings you quality leads. Our focus with Google is never with what messages the system is showing us, but ultimately how many qualified leads are being sent to you at the lowest cost.

How long does it take for ads to start performing?

Google Ads typically has a longer reviewing process than other platforms. We've also found the algorithm to take some time so we recommend waiting 2 weeks before making any assumptions on performance.
